The name was in the other document
Riot published two versions of this deal on November 4. The version written for the market — the results release and the earnings presentation — describes the tenant throughout as a leading Frontier AI Lab and calls the lease the largest in Riot's history. The version written for the regulator names the tenant in its opening sentence on the subject: Riot Corsicana entered into the lease "with Anthropic PBC (the 'Frontier AI Lab')".
That is not a leak or an inference. It is Riot's own filing, signed by its chief executive and chief financial officer on November 4. Yet a day later, coverage was still split. Reports that read the 10-Q named Anthropic on November 5. At least one detailed explainer published that evening still treated the tenant as undisclosed and warned readers not to guess. Both were working from Riot documents published on the same day.
The defined term does further work. The 10-Q first defines Anthropic PBC as "the Frontier AI Lab" in the Corsicana Lease, then uses that same defined term for the tenant under the Rockdale Lease. The Rockdale agreement covers 191 MW and has a 20-year initial term. Adding Rockdale's 191 MW to Corsicana's 910 MW produces 1,101 MW associated with Anthropic, out of Riot's 1,151 MW contracted total. This is an arithmetic consequence of the filing's defined term, not a separate statement by Riot that Anthropic directly holds 1,101 MW. AMD, with 50 MW at Rockdale, is the only other tenant in that total. Riot's contracted data center business is, on its own filings, mostly one customer.
What $28 billion actually is
The headline number needs its conditions attached. Riot estimates approximately $28 billion in total contract value over the 15-year initial term, including 3% annual rent escalators, for capacity that has not yet been delivered. This is a company estimate derived from the contractual rent schedule, not a figure reported as revenue or as the value of commenced leases in the 10-Q. At the filing's base rent of $130 per kilowatt per month, a fully delivered 910 MW starts at about $1.42 billion a year before escalators do their work over a decade and a half. The $54 billion extension figure requires Anthropic to exercise both five-year options.
None of it is revenue yet. The 10-Q's future minimum lease payments table totals $626.2 million, but it covers only leases that have commenced. The newly signed Corsicana lease is excluded because its delivery and rent commencement dates are in the future. That table is therefore not a measure of all Riot's signed contractual commitments. Rent starts block by block, and the first block is targeted for June 28, 2027 — Riot's November 4 release gives rounded phase targets of September 2027, January 2028 and July 2028, while the 10-Q provides the more granular block-level schedule. Against that schedule, set Riot's present scale: $181.4 million of quarterly revenue, including $18.4 million from Data Center operations. Only $7.734 million was operating lease revenue; $10.173 million was tenant fit-out reimbursement. The gap between those current results and Riot's estimated future lease commitments is a construction project, not revenue already earned. Riot estimates that construction project will require approximately $5.5 billion in total capital, or roughly $6 million per IT megawatt. Those are figures from Riot's results materials, not capital costs disclosed in the 10-Q's lease terms.
The clause that prices the financing risk
The most useful term in the filing is the reimbursement. Riot will reimburse Anthropic for certain costs of the data center modules Anthropic installs, up to $4.0 million per megawatt actually achieved. At the full 910 MW, the contractual ceiling would equate to approximately $3.64 billion, calculated from the $4.0 million-per-MW cap. Actual reimbursement depends on the qualifying costs, achieved capacity and financing condition. That obligation is conditional: it depends on Riot obtaining financing on market terms reasonably acceptable to it.
If the financing is not there, after Riot has used commercially reasonable efforts to get it, the filing does not cancel the amount. Riot instead gives Anthropic rent credits that amortize it, plus interest at 12% per year, over the rest of the initial term. The 12% is not a late-payment penalty. It is the annual interest rate attached to the rent-credit fallback if Riot cannot obtain financing on market terms reasonably acceptable to it after commercially reasonable efforts. The clause therefore allocates part of the project's financing risk back to Riot rather than simply canceling the reimbursement obligation. Riot's plan, as described in its results presentation, is to fund the reimbursement through non-recourse project debt that it has not yet raised.
Delivery risk runs the same way. If Riot is more than 60 days late on a block, Anthropic earns escalating rent credits, capped at 270 days of base rent for the undelivered blocks. A phase not delivered within 270 days of its target can be terminated by Anthropic on 30 days' notice. Riot, by contrast, can terminate only for uncured payment defaults and bankruptcy events, cannot curtail Anthropic's power load on its own initiative, and cannot transfer control to certain restricted parties without consent — if it does, Anthropic can buy Riot Corsicana's interest at 95% of fair market value. The allocation is asymmetric: Riot retains substantial construction and financing responsibilities, while Anthropic has specified remedies for delayed delivery, including rent credits and termination rights after extended delays. The lease also limits Riot's ability to terminate outside specified default and bankruptcy circumstances.
Why a bitcoin miner's filing matters here
Strip out the crypto history and the structure is familiar from this year's other large compute deals, including the [Google-backed TeraWulf lease for Anthropic](https://alfw.ai/article/google-terawulf-anthropic-19b-tpu-backstop/), covered separately by ALFW: an AI lab with demand it cannot house, a power-rich counterparty with land and interconnection, and a contract whose value depends on financing that closes later. What Corsicana adds is scale and concentration in one filing — 910 MW to one named tenant. Riot sold 20,264 BTC during the first nine months of 2026 for approximately $1.484 billion in proceeds, according to its 10-Q. Its results release says those proceeds were used primarily to fund data center development. Riot ended September with 2,418 BTC, down from 18,005 BTC.
The next evidence to watch is not another headline value. It is whether the project financing launches in 2027 on the terms Riot expects, and whether the first block lands near June 2027. Until then, the honest description of the deal is the filing's, not the release's: a signed lease with a named tenant, a dated delivery schedule, and a 12% clause standing behind the part Riot still has to pay for.
